Welcome to Mirai Villas. These Terms and Conditions ("Terms") govern your use of the website and your booking and stay at any of our villas in Lombok, Indonesia. By accessing our website, making a booking, or staying at a Mirai Villa, you agree to comply with and be bound by these Terms.

1. Booking and Confirmation

1.1 Eligibility

You must be at least 18 years old to make a reservation. By making a booking, you confirm that you meet this age requirement.

1.2 Reservation Confirmation

A reservation is considered confirmed only after Mirai Villas receives the required deposit or full payment (as specified during the booking process) and sends a written confirmation email to you.

1.3 Rates and Inclusions

Rates are quoted in the currency specified on the booking page and are subject to applicable taxes and service charges. Rates include the rental of the specified villa for the agreed-upon duration and the listed standard amenities. Any extra services (e.g., private chef, excursions) are not included unless explicitly stated in the booking confirmation.

2. Payment and Cancellation Policy

2.1 Deposit and Full Payment

Specific payment schedules (e.g., percentage deposit required, due date for full balance) will be communicated at the time of booking. Failure to make payments by the specified dates may result in the automatic cancellation of your reservation without a refund of any prior payments.

2.2 Cancellation by Guest

Cancellation requests must be made in writing. The applicable cancellation fee is determined by the date the written notice is received by Mirai Villas:

Standard Policy (Example):

Cancellations made 60 days or more before the Check-in Date: Full refund of the amount paid, minus a processing fee (e.g., 5-10% or a fixed amount).

Cancellations made 30 to 59 days before the Check-in Date: Forfeit of the initial deposit.

Cancellations made less than 30 days before the Check-in Date: Forfeit of 100% of the total booking price.

Note: Specific policies may vary by booking channel or season, and the policy stated in your reservation confirmation will supersede this general example.

2.3 Changes to Reservation

Any changes to the booking (e.g., dates, duration) are subject to availability and may incur administrative fees and rate adjustments.

3. Check-in and Check-out

3.1 Check-in and Check-out Times

Standard Check-in Time: 3:00 PM

Standard Check-out Time: 11:00 AM

Early check-in or late check-out is subject to availability and may be subject to an extra charge.

3.2 Guest Identification

Upon arrival, the primary guest must present valid government-issued photo identification (e.g., passport or driver's license) and the booking confirmation.

3.3 Maximum Occupancy

The maximum number of guests permitted in each villa is strictly limited to the number specified in the booking (e.g., 2 guests for a One-Bedroom Villa). Exceeding this limit without prior written consent will result in the immediate termination of the rental agreement and forfeiture of all payments.

4. Villa Rules and Guest Obligations

4.1 Security Deposit

A refundable security deposit may be required upon check-in to cover potential damages or loss. This deposit will be refunded, less any deductions for damages, shortly after check-out.

4.2 Damages and Liability

The guest is responsible for taking all reasonable care of the villa and its contents. You are liable for any damage to the property, including its fixtures, fittings, furniture, and inventory, caused by you or any member of your party during your stay.

4.3 Conduct and Noise

Guests must ensure noise levels are kept to a minimum, especially after 10:00 PM, to respect neighbors. Illegal or immoral activities are strictly prohibited. Mirai Villas reserves the right to terminate a stay without refund if a guest's conduct is deemed disruptive or illegal.

4.4 Smoking and Pets

Smoking is strictly prohibited inside the villas. Designated outdoor smoking areas may be available.

Pets are generally not permitted unless explicitly agreed upon in advance and in writing.

5. Disclaimer and Liability

5.1 Limitation of Liability

Mirai Villas, its owners, and its staff shall not be liable for any personal injury, loss, or damage to property (including personal belongings, vehicles, and cash) sustained by the guest or any member of their party during the stay, except where such injury, loss, or damage is caused by the proven negligence of Mirai Villas.

5.2 Local Conditions

Guests acknowledge that they are staying in a tropical environment in Lombok, Indonesia, and assume all risks associated with local conditions, including wildlife, potential power outages, weather events, and standard local services.

6. Intellectual Property

All content on this website, including text, graphics, logos, images, and videos, is the property of Mirai Villas or its content suppliers and is protected by intellectual property laws.

7. Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of Indonesia. Any disputes arising from these Terms will be subject to the exclusive jurisdiction of the courts of Indonesia.

These Terms are subject to change without prior notice. The Terms in effect at the time of your booking will govern your reservation.
